Know what you are signing, before you sign it.

A commercial risk review of your full contract package, written by the same standards we apply to our own projects, back with you within 24 hours.

Built for subcontractors and smaller main contractors who are handed a heavily amended JCT or NEC package with no in-house commercial or legal resource, and who need to know what to negotiate on Monday morning.

What the report covers

A written report of around 30 pages, structured so you can read the first two pages and know where you stand, then work through the detail with your team.

Priority risk flags

The five findings that matter most, ranked, with the commercial impact of each spelled out.

Clause by clause amendments analysis

Every amendment in the schedule, risk rated, with what it actually changes for you in practice.

Cross-document risk analysis

The risks that are only visible across the whole package, where one document undoes another.

Notices and time bars

Conditions precedent identified, so you know which entitlements you lose by missing a deadline.

Collateral warranty analysis

Per beneficiary: step-in rights, assignment exposure, set-off position, insolvency risk.

Delay damages

The rate, the aggregate cap, sole remedy, sectional completion, and what ends accrual.

Liability, design and insurance

Caps, fitness for purpose obligations, PI cover implications and design responsibility.

Commercial recommendations

Split into what you must change, what you should push for, and what you can consider trading.

Review completeness

What could not be assessed because a document was not supplied, stated plainly rather than glossed over.

Commercial risk analysis, not legal advice

This is a quantity surveyor and project manager's assessment of a contract: where it puts risk on you, what that risk is likely to cost, and what to ask for instead. It is the analysis a commercial director needs to negotiate with.

It is not a substitute for legal advice, and it is not sold as one. Where a point genuinely turns on enforceability, the report says so and flags it for a solicitor, rather than giving you a confident answer that nobody should rely on.

How it works

Send the whole package. Contracts are rarely risky one clause at a time, and the findings that matter most are usually the ones only visible across documents.

1

Choose your tier

Priced on contract value, the same way a construction solicitor prices this work.

2

Upload your package

Everything you have: contract, amendments, warranties, bonds, preliminaries.

3

We analyse the full package

Not one document in isolation. The interactions are where the risk hides.

4

Report within 24 hours

A written report you can take straight into the negotiation.

Common questions

I already had a review, can I get the letter separately?

Yes. If you have already had a review with us and want the tender clarification letter on its own, order it separately for £295 plus VAT, no need to re-upload your documents: order the letter.

Is this legal advice?

No, and it is not sold as it. This is commercial risk analysis: a quantity surveyor and project manager's assessment of where a contract puts you at risk and what it is likely to cost you. Where a point genuinely turns on enforceability, the report says so and tells you to take legal advice on it, rather than guessing.

What should I send?

Everything you have been given. The executed or draft contract, the schedule of amendments, any collateral warranties, bond and guarantee forms, preliminaries and tender documents. The report tells you what was missing and what that prevented us assessing.

How long does it take?

Within 24 hours of your documents being uploaded.

My contract is over £5m, or the form is bespoke.

Those are priced individually. Email phil@roundtableprojects.co.uk and we will look at it with you.
